Our Buying Process

We don’t just build beautiful, individual new homes, we’ve built our reputation on exceptional customer service. We’re committed to making the experience as straightforward, friendly and stress-free as possible. We’ll make you feel at home long before you move in.

Dedicated Sales Team

Our dedicated sales team will be on hand to answer your questions, offer advice and guidance, help you with specification choices and upgrades, and give you regular updates on the build and progress towards completion. We work with trusted estate agents to get the process rolling, but we prefer to show prospective purchasers around the property and the development ourselves and answer specific questions directly.

Making a Reservation

Once we’ve received your fully refundable reservation fee, the price will be fixed and we’ll take the property off the market. We then have 28 days to exchange from receipt of contracts. The reservation fee is £5,000 up to a purchase price of £500,000 and £10,000 above that level.
You’ll be given an estimated completion date when you reserve. It’s our best estimate, but it may be subject to change due to factors beyond our control, like the weather. If significant delays are anticipated, we’ll let you know as soon as possible, and we’ll update the estimate at contract exchange.

Personalising Your New Home

The standard specification of your new home will be shown in the sales brochure. Depending on the stage of construction, there will be many opportunities to personalise your property and introduce truly individual touches.

Inspecting the Property

To ensure out high standards are met, your property will be regularly inspected using our internal quality control procedures as well as independently by Building Control and the Warranty Provider. Before you complete, we’ll arrange a comprehensive tour of your property and a demonstration of all appliances, heating and hot water systems. You’ll also get the chance to inspect all cosmetic finishes, like kitchens, work surfaces, sanitaryware, glass and flooring.

Legal Completion

When your new home is ready for occupation, our solicitor will serve the Notice to Complete. You can move in 14 days after the notice is served.

After You Move In

Once you have moved in to your new home, we consider it our responsibility to help you settle in by providing all the necessary information about the house and its features. We are on hand to help iron out any minor issues and make sure your new home is everything you expect.

Moving In

It’s an exciting day! Before handover we carry out a pre-completion checklist with you to identify any issues and talk through the handover process. 
We’ll give you a comprehensive Homeowner’s Pack, which goes into detail about your home and offers advice on how best to maintain it. You’ll find information about all the property’s facilities, along with instruction manuals and warranties, and a description of the systems and utility services installed at the property.

Peace of Mind

We provide all our customers with a 24-hour, out of hours number in case of emergencies. Your new Sweetcroft Home comes with a 10-year structural warranty. Should you need to make a claim, for the first two years you can contact us; thereafter you’ll need to get in touch with the warranty provider.
